Silver Creek Road is the stoplight south of the Mobile gas station light and north of the Safeway center light. Take Silvercreek Road east passing Goldrush Road at the top of the hill, passing Corona Vista, to Paseo Grande Road, first road before the hospital. Address of Rental Property: 1375 PARK LANE #_____ BULLHEAD CITY, AZ 86442 3. The terms of this rental agreement shall be a month to month tenancy commencing on the first day of each month. Move?in date is ___________. Rental shall be $ _____ due and payable on the lst of each month. If tenancy commences on a date other than the first day of the month, the rent will be pro?rated to the first of the following month. Rent: ____ divided 30 is _____ and equals the daily rate. Failure to pay the above deposits and 1st month rent within 3 days of move-in, constitutes breach of this contract. The refundable deposits are valid providing: a. A 30 day written notice is given by tenant
of plans to vacate.
5. The renter shall have parking space for ____vehicle(s), including one assigned covered parking space. 6. The renter shall maintain a civil and businesslike relationship with all tenants and neighbors of the apartment complex. The renter agrees not to violate any law, statute, or ordinance nor to commit acts which annoy, molest, or interfere with any other tenant in the building, nor to use, in a wasteful or hazardous manner any of the utilities furnished by the owner, nor to keep water beds or liquid filled furniture on the premises. 7. The owner shall pay trash disposal, sewer fees, ground maintenance, and pool/spa upkeep. The tenant will pay all other utilities, i.e. gas, electric, cable, telephone, and water. 8. All leaking faucets, water leaks, or other plumbing problems shall be reported to the owner. Drains are clear at move-in. Drain problems are the responsibility of the renter. No napkins, diapers, or similar objects shall be flushed down toilets. Drain cleanings or repairs will be billed to the tenant. 9. The apartment shall be occupied by no more than ____adult(s) and ____child(ren). Pets are counted as an occupying child or adult. 11. The renter shall not transfer interest in the apartment nor assign or sublet said premises, nor any part thereof, without the written consent of the owner. 12. The owner shall not be liable or responsible in any way for injury to any person on the premises or for loss or damage to any article belonging to lessee located on said premises. Bluewater Manor is not liable for property or personal injury caused by any animals or pets on the premises. No right of storage is given by this agreement. Owner shall not be liable for non-delivery or miss delivery of mail. 13. The owner reserves to himself or his agent the right to enter said premises in case of an emergency, to make necessary or agreed repairs, or to redecorate or improve. Owner may enter dwelling to show to prospective or actual purchasers, mortgagers, tenants, workmen, or contractors. Owner may enter premise when abandoned or pursuant to court order. Renter agrees not to change any lock or locking device to said premises without the prior written consent of owner. 14. Renter must not put tacks/nails in walls, place wallpaper on walls, paint, or redecorate the premises in any way without owner's consent. Renter is not to change any locks or entry keys without permission of Bluewater Manor. Costs to restore locks will be charged to the deposit. 15. No animal or pet of any kind will be kept on the premises without a pet deposit,contract, and registration as occupant on this lease. A refundable pet deposit is required per single pet resident. There is an immediate $100 deposit deduction/charge for any animal, not on this lease, found on the premises, at any time, for any reason. Resident is in violation of this lease until $100 deposit deduction/charge is paid in full and animal removed. Pet owners must pick up all pet litter from their animal left anywhere on the premises, and dispose in trash bins. Carpet may be black light tested for animal urine, and tenant is liable for all pet stain and odor removal. Odor removal is by carpet padding replacement. Full apartment padding replacement costs approximately $500. Bluewater Manor reserves the right to "black light" check for pet urine damage, at any time, and also reserves the right to evict any pet, immediately, at any time, without reason, by refunding unused portion of pet deposit. Lessee is solely liable for any personal or property damages caused by pet on premises. No pet may exceed 12 inches height at the shoulders. 16. Apartment is rented clean, sanitary, and free of excessive dirtiness, of any kind. Renter must maintain and return the premises free of rubbish and at standard of cleanliness found when rented. Tenant must not accumulate excessive belongings, trash, or waste materials or create a hazard in violation of any health, safety, or fire prevention rule. Disposal of extra trash or large junk objects (mattresses, couches, bed frames, furniture) is the responsibility of the renter when objects are not received by regular trash pickup service. Cost from deposit for removal of junk too large for the dumpster is $15 per item. Cost from deposit for removal of excess rubbish is $25 per hour. Tenants will be billed for hauling and rubbish removal. Tenant will be billed at $25 per hour for cleaning excessive dirtiness to carpets, bath fixtures, kitchen appliances, walls or ceilings at time of departure. Renter agrees to change furnace air filter (provided free) once every three months. 17. If eviction proceedings are necessary, the non-prevailing party agrees to pay all court costs and legal fees. Abandonment of premises occurs on court order to vacate or by renter, owing rent, leaving apartment unoccupied for 5 days. Renter agrees that all furniture or possessions still in the apartment, after abandonment, as defined, will be donated to local charities or placed in trash bins. Any lessee signing this agreement agrees to full liability to terms of this agreement in a court of law, regardless of the number of other lessees. 18. The renter agrees to pay for all damage, exclusive of normal wear and tear, to screens, doors, light fixtures, mirrors, latches, ceiling fans, cupboards, tile, ceilings, vertical blinds, tub enclosures, bath fixtures, appliances, carpets, drapes, windows, walls and other furnishings. Upon move-in, the tenant is responsible to report in writing any problems with the apartment that may result in loss of deposit within the first month. After one month, tenant assumes responsibility for all undocumented problems in the apartment at time of move?out. 19. Carpets are clean, not torn, stain and discoloration free, and free from offensive odors upon move-in. Any claims to the contrary must be documented within 30 days of move-in. Tenant is responsible for proper carpet care, carpet vacuuming, and carpet cleaning. Tenant is responsible to shampoo carpet thoroughly at least twice a year. Tenant is responsible to replace carpet for excessive carpet discoloration and trailing due to insufficient vacuuming and cleaning. On move out, renter is responsible for undocumented carpet stains, tears, discolorations, and offensive odors. Cleaning and/or replacement costs to repair stains, tears, discolorations, or odors will be taken from the security deposit. 20. The following items are not considered normal wear and tear and tenant deposit may be used for replacement, repairs, or cleaning. a. All cracked, broken, or chipped windows and mirrors.
21. Tenant agrees to read and abide by all rules and regulations pertaining to parking, pool areas, laundry, and grounds. 22. Following is a checklist of apartment furnishings and their condition at the time of rental. The owner agrees to maintain in working order all apartment furnishings and appliances.
